Job summary

ArtHaus seeks an experienced Portfolio Maintenance Manager to lead day-to-day maintenance across ~2,500 units, supervising Service Managers, Coordinators, and regional managers. You will drive the 5-day turn standard, manage budgets, and build preventive maintenance and vendor strategies.

This hands-on role advances toward Director of Maintenance as the portfolio grows. You will oversee safety and compliance (OSHA, EPA, California rules), coordinate with stakeholders, and ensure timely

Qualifications

• Minimum 5 years of multifamily maintenance experience with supervisory responsibility across multiple properties.
• Hands-on knowledge of plumbing, electrical, HVAC, appliances, and unit turn work.
• Experience running a work order queue and scheduling technicians; Yardi Voyager preferred or willingness to learn quickly.

Responsibilities

• Prioritize daily work across pods and allocate technicians.
• Supervise Service Managers and drive technician productivity.
• Review weekly open work orders and control aging.
• Execute turns per the 5-day standard; manage spend and invoices within authority.
• Select and manage vendors per approved matrix; ensure compliance.
• Oversee purchasing, inventory, keys, and vehicle stipends.
• Design and own preventive maintenance program; set turn and rent-ready standards.
• Lead vendor strategy, bidding, and contract negotiations.
• Prepare annual maintenance budget and monthly variance reports.
• Recruit and onboard maintenance team members; ensure safety compliance.
