ArtHaus seeks an experienced Portfolio Maintenance Manager to lead day-to-day maintenance across ~2,500 units, supervising Service Managers, Coordinators, and regional managers. You will drive the 5-day turn standard, manage budgets, and build preventive maintenance and vendor strategies.

About the Role

• The Portfolio Maintenance Manager runs day-to-day maintenance execution across the ArtHaus portfolio, approximately 2,500 units and growing: work priorities across every pod, the Service Managers who supervise the Technicians and Porters on site, the Maintenance Coordinators’ dispatch queue, turn delivery against the 5-day standard, and spend inside a defined authority. The President sets the work order standard, SLAs, structure, and capital priorities and approves the maintenance budget and vendor contracts; this seat builds the turn standard, the preventive maintenance program, the vendor strategy, and the annual maintenance budget, is accountable for safety and code compliance, supports hiring for the team, makes all of it happen every day, and directly supervises the Service Managers. ArtHaus currently carries roughly 400 open work orders on any given day with technicians spread across 40 properties, and this role exists to bring that queue under control, keep every technician productive, and give the Regional Managers one person who can say what maintenance is doing today. This is a hands-on operating seat with a path to Director of Maintenance as the maintenance business unit grows.

Primary Responsibilities

• Vendor strategy, in-house versus vendor decisions, bidding, and contract negotiation
• Annual maintenance budget and monthly variance reporting
• Recruiting, onboarding, and hiring recommendations for the maintenance team
• OSHA, ADA, EPA, and California habitability compliance, emergency rotation, and field safety
• Monthly maintenance report to the President and Regional Managers

Qualifications

• Minimum of 5 years of multifamily maintenance experience, with at least 2 years supervising technicians across multiple properties (service manager, regional maintenance supervisor, or equivalent), required.
• Strong hands‑on knowledge of plumbing, electrical, HVAC, appliances, and unit turn work, enough to scope a job, question an estimate, and verify quality in the field.
• Experience running a work order queue and technician scheduling in a maintenance platform; Yardi Voyager (Maintenance IQ) preferred, or willingness to learn the ArtHaus workflow within the first 30 days.
• Experience approving estimates and invoices within a defined spending authority and managing vendors to scope and price.
• Working knowledge of California habitability requirements, OSHA, and EPA regulations as they apply to residential maintenance.
• EPA 608 Universal required; CAMT or CPO preferred.
• Experience coaching supervisors and holding a team to daily productivity standards.
• Clear written and spoken communication with Regional Managers, Property Managers, residents, vendors, and the team.
• Experience operating in an EOS company (L10 meetings, scorecards) a plus.

Job Requirements

• Full‑time, in‑office and field position based at ArtHaus headquarters in Oakland, California, with daily travel to properties across the portfolio.
• Work Monday to Friday during standard business hours, with after‑hours and weekend availability as the escalation point for the on‑call rotation.
• Valid driver’s license, reliable transportation, and proper auto insurance required; vehicle stipend and mileage reimbursement per ArtHaus policy.
• Ability to lift 50 pounds, climb ladders, and work in mechanical spaces.
• Background check required.
