Flaherty & Collins Properties is seeking a Part Time Property Manager in Greensburg, IN. You will oversee daily operations for a portfolio of properties, guide the team, manage budgets, and coordinate maintenance and renovations to optimize property performance.

The role emphasizes budgeting, contract negotiations, and regulatory compliance, with a focus on multifamily housing and mixed-use projects. CAM certification is preferred, and Affordable program knowledge is a plus.

Qualifications

• High School diploma or equivalent required.
• Certified Apartment Manager (CAM) preferred.
• Working knowledge of Affordable programs on the property is preferred.

Responsibilities

• Oversee daily operations of a group of properties as assigned by the VP, Property & Asset Management.
• Provide input on strategic decisions affecting site operations.
• Lead the Property Management team, including hiring, training, and managing direct reports.
• Prepare detailed budgets and financial reports for properties.
• Manage operations, maintenance, administration and improvement of properties.
• Plan and coordinate maintenance, major repairs, and remodeling projects.
• Direct collection of monthly assessments, rents, deposits and payment of expenses.
• Meet with clients to negotiate management and service contracts and discuss property status.
• Maintain records of sales, rental activity, costs, and property availability.
• Coordinate with insurance carriers and agencies to ensure compliance with codes.
