Job summary

WinnCompanies is seeking a Part-Time Occupancy Specialist I for Shippan Place, a 148-unit affordable senior community in Stamford, CT. You will assist with initial, interim, and annual tenant recertifications and ensure compliance with HUD/LIHTC programs.

The role requires 1–3 years of related experience, strong customer service, and proficiency with Microsoft Office. The position offers a flexible schedule at 25 hours per week and does not include Winn benefits.

Qualifications

• Requires a high school diploma or GED.
• 1–3 years of relevant work experience.
• Experience with Section 8, LIHTC, or other affordable housing programs.
• Proficiency with Microsoft Office.
• Strong customer service, communication, and organizational skills.
• Ability to manage multiple priorities and meet deadlines.
• Strong attention to detail and accuracy.

Responsibilities

• Complete resident certifications and recertifications in compliance with affordable housing program requirements.
• Collect, review, and verify applicant and resident documentation.
• Maintain accurate resident files and records to ensure compliance with HUD, LIHTC, and other applicable programs.
• Monitor certification deadlines and ensure all required paperwork is completed on time.
• Manage waitlists and support applicant screening and move-in processes.
• Assist with audits, inspections, and compliance reviews.
• Provide excellent customer service to residents, applicants, and agency partners.
• Conduct property tours and support leasing and occupancy activities as needed.
• Maintain accurate information within the property management system.
• Perform other duties as assigned.
