Job summary

WinnCompanies is seeking an Occupancy Specialist II for Northwood Apartments in Waterbury, CT. The role supports the Property Manager with tenant recertifications across affordable programs, ensuring compliance and accurate documentation.

The position pays $20.00-$25.00 per hour with a Monday–Friday 8:00 AM–5:00 PM schedule. Relevant experience in property management software and customer service is preferred.

Qualifications

• High school diploma or GED required.
• 3-5 years of relevant work experience.
• Current vehicle license in good standing per company policy.
• Experience with computer systems, especially Microsoft Office.
• Excellent customer service skills.
• Strong verbal and written communication skills.
• Good organizational and administrative skills.
• Ability to meet deadlines and follow schedules.
• Ability to perform repetitive tasks with high attention to detail.
• Ability to plan and schedule 4 months of work activity.

Responsibilities

• Process initial, interim, and annual recertifications.
• Notify residents of upcoming recertifications using notices from management software.
• Conduct recertification interviews with residents.
• Review recertifications to ensure items are complete.
• Send verification forms to agencies, banks, and other organizations.
• Prepare Form 50059 for HUD or local housing authorities.
• Ensure TIC reports are prepared for the state compliance agency.
• Assist with property reviews by owners, regulators, auditors, etc.
• Ensure information is accurate and entered in management software.
• Comply with Tax Credit and resident file regulations.
• Assist with move-in processes.
• Ensure files meet funding/regulatory agency requirements.
• Protect residents' privacy and handle records per law.
• Meet deadlines and deliver recertifications on time.
• Maintain waitlists and communicate with top prospects.
• Engage in marketing activities to increase prospects; show vacancies.
