Job summary

Greystar is seeking a skilled Maintenance Technician to uphold the cleanliness, safety, and functionality of our communities in New York. You will diagnose issues, complete resident work orders, and support make-ready processes for leasing and move-ins.

Responsibilities include inspecting common areas, coordinating with vendors, following safety and code requirements, and contributing to budgeted maintenance by optimizing parts usage. Competitive hourly pay and benefits are offered.

Responsibilities

• Assists and completes work orders generated from resident requests for service and routine upkeep by diagnosing defects and performing repairs.
• Oversees and completes the make-ready process to prepare vacant apartments for leasing, including pre-move-out inspections and scheduling vendors.
• Develops standards for cleanliness and appearance of grounds, buildings, and common areas to reflect Greystar quality.
• Inspects work by service staff to ensure policy compliance and quality; takes corrective action as needed.
• Monitors contractors and vendors to verify work meets specifications and budgets.
• Maintains inventory of spare parts and coordinates with Manager for supplies within budget.
• Performs monthly preventative maintenance procedures as outlined in policy.
• Supports cost-control by repairing rather than replacing where feasible and using tools efficiently.
• Leads safety meetings, keeps OSHA/MSDS updated, and ensures compliance with safety laws.
• Provides courteous customer service to residents, addressing questions and concerns promptly.
• Assists Community Manager in budgeting for repairs and capital expenditures.
