About the role
As an onsite Manager, you'll be the go-to point of contact for homeowners, board members, and vendors — delivering exceptional service while overseeing property inspections, vendor relationships, budgets, and staff. You'll act as a key liaison to the Condominium/HOA board, keep records and reports sharp and organized, and help create the warm, professional experience our mission is built on.
What you’ll do
- Provide exquisite customer service to all homeowners, residents, guests and vendors at the community setting a warm culture and environment.
- Serve as key liaison to contractors servicing the community.
- Conduct building inspections.
- Manage and track warranties, maintenance requests, service schedules.
- Serve as a valuable resource and facilitator for the Condominium/HOA board in fulfilling their obligation to manage the community.
- Creatively and proactively assist the board members in the operation of a Condominium/HOA board.
- Serve as the initial point of contact for inbound board requests and liaison between the Condominium/HOA board and ACM.
- Assist the board in the presentation of information to Condominium/HOA membership at meetings.
- Identify and analyze issues, patterns, and trends in community member requests & issues.
- Participate in referring vendors with your Portfolio Manager & Team Lead to the Board and for overseeing the performance of contracted vendors.
- Prepare weekly activity reports and variance reports for the Condominium board.
- Report progress in solving community and board issues and track action items at all times, representing ACM's reputation of professionalism and reliability.
- Maintain knowledge of assigned portfolio’s governing documents.
- Participate in the preparation of Condominium yearly budgets.
- Review and code invoices, consistent with budget control oversight and review monthly and annual financial statements.
- Weekly property inspections as requested by manager and Board.
- Takes initiative in resolving client issues.
- Maintains and organizes up to date property documents (records and logs e.g. telephone log, property information sheets, warranties, community websites, online management systems, etc.).
- Prepares proofreads and edits all written correspondence coming across the desk.
- Oversee onsite staff including a maintenance team and concierge.
- Must attend monthly board meetings.
Qualifications
- Exceptional in Microsoft Office – word processing, spreadsheets and database
- Operation of basic office equipment
- Exceptional interpersonal skills
- Ability to handle sensitive and confidential situations
- Analytical ability to gather and summarize data for reportsli>

- Able to expedite urgent matters to Community Relationship Manager & Team Lead without reservations
Experience/Background:
Five years onsite condominium management, preferred, prior experience with a new development is preferred as well.
Diploma/Degree
High School or GED, some college preferred
CAI designation preferred (i.e. CMCA, AMS)
