Vivmark Residential is seeking a Maintenance Manager to lead a high-performing team, partner with the Community and Property Manager, and ensure adherence to Equity standards while assisting with tasks. You will analyze the property's financial performance and help perform scheduled maintenance with regular status reports.

This onsite role includes a Monday–Friday schedule with a 9am–6pm shift and rotating on-call emergencies; a 100% rent discount for the apartment is provided.

Formación

• Residential apartment service management experience, supporting over 250 units.
• Extensive Hands-on maintenance experience in plumbing, electrical, appliance, boiler and HVAC/PTAC.
• Minimum of three years of leading and managing a service team (mentoring, coaching, training, development, driving performance).
• Experience providing fiscal oversight over property service management: expense mitigation, budget oversight, inventory costs & control.
• Knowledge of federal and state apartment housing laws
• Experience working in a Unionized Environment
• A valid driver's license with reliable transportation for job-related driving
• Computer literacy and effective communication skills; must communicate in English for work purposes
• Ability to troubleshoot and repair plumbing, electrical, appliances, HVAC PTAC equipment and perform interior repairs and painting
• Able to work any assigned shift including weekends; on-call emergencies after hours
• Ability to perform physical activities; lifting up to 50 lbs and manual tasks
• Use of personal smartphone for job tasks with company security requirements

Responsabilidades

• Partner with the Community Manager to achieve property objectives.
• Manage a service team and ensure adherence to Equity standards; address resident service requests.
• Assist team with maintenance tasks and prepare market-ready apartments.
• Provide financial reporting and advise on expense minimization.
• Collaborate with the Property Manager on capital improvements and inventory control.
• Perform scheduled maintenance and prepare status reports.
