Job summary

Asset Living is a national property management firm seeking a Turn Helper to assist in maintenance across residential communities. You will perform corrective, preventive, routine, and cosmetic maintenance under the supervision of the Maintenance Supervisor and Community Manager.

The role includes on-site duties such as cleaning, grounds maintenance, make-ready tasks, responding to work orders, pool care, safety/compliance checks, and daily resident service, contributing to a safe, well-kept

Qualifications

• Must have basic knowledge of Fair Housing Laws and OSHA requirements.
• Ability to understand and perform all onsite software functions; basic computer skills required.

Responsibilities

• The Turn Help is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance.
• Turn Help is also responsible for the make-ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
• Community Maintenance and daily onsite attendance are required.
• Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
• Perform daily cleanup of the exterior of the community, including grounds, breezeways, and all common areas.
• Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
• Inspect grounds, buildings, and other community features daily to identify and correct hazardous property conditions.
• Maintain a preventative maintenance program and follow Asset key policy.
• Maintain a well-organized maintenance shop and adhere to safety standards and OSHA guidelines.
• Assist the Maintenance Supervisor in maintaining the hazard communications program; promote safe work practices.
• Participate in unit inspections as requested.
• Enforce policies of the community delegated by the supervisor.
