This position inspects and maintains common areas, performs routine repairs and custodial work, manages supplies and cleaning services, and responds promptly to maintenance emergencies to ensure the property remains safe, clean, and well maintained.ResponsibilitiesMaintenance team supervisionScheduling of technician staffTraining of all current team membersEnsure all tracking and reports are completed as requiredContinually inspect property for improvements, immediately report any deficiencies to the Community Association Manager or Maintenance ManagerPerform light electrical, plumbing and carpentry repairs; touch up paint and ensure property is well cared forManage complicated maintenance projects through the Community Association Manager and/or Maintenance ManagerMaintain cleanliness of common area amenities, including conference room, billiards, laundry rooms and pool area, etc.Oversee cleaning service to ensure thorough cleaning; performs daily custodial work as neededOrder, receive and maintain all supplies for the cleanliness and maintenance of the buildingPerform, maintain and repair all common elements throughout building exteriors and interiorsReceive and maintain all supplies necessary for work orders to be completed in a timely mannerPick up and remove trash/moves dumpsters as needed for pick-upsRemove weeds and trash (including animal waste) from common element rock and flowerbeds around the buildings as necessaryRespond to all emergency maintenance calls immediately during scheduled working hoursRespond to after hour’s calls from the Building Engineer and Community Association Manager when assistance is needed in resolving emergenciesReport observed covenant violations to the Community Association Manager for enforcement and monitor adherence to community standardsPlus, other work-related tasks as neededDisclaimerThis description is not intended to be an exhaustive list of duties.
