Associa in Heber City, UT is seeking an Onsite General Manager to lead a large, gated mountain community near Park City. The GM acts as the on-site COO, overseeing daily operations, staff, infrastructure, governance, and financial coordination.

The role emphasizes board liaison, CCR compliance, long-term planning, and safety; you will supervise the Mountain Manager, Security/Assistant Manager, Admin staff, and drive timely reporting, budgeting, and vendor management.

Qualifications

• 5+ years in large-scale property, mountain community, municipal, or resort operations.
• Leadership experience with maintenance crews, public works, or field operations.
• Strong financial acumen: budgets, variances, reserves, forecasting.
• Experience supporting Boards or governing bodies.
• Excellent written and verbal communication skills.
• Must work onsite daily; no remote option.

Responsibilities

• Oversee all daily field operations and onsite governance.
• Lead hiring, onboarding, training, and performance reviews.
• Prepare Board meeting agendas and minutes.
• Coordinate financial statements, budgeting, and CPA interactions.
• Manage vendor relations, contracts, and procurement.
• Coordinate emergency readiness and wildfire mitigation.
• Ensure CCR compliance and community standards.
