Job summary

Asset Living is seeking an Assistant Community Manager to oversee daily operations and financial functions at the housing community, reporting to the Community Manager. The role emphasizes delinquency management, rent collection, budgeting, and NOI optimization, while ensuring compliance with fair housing and safety guidelines.

You will supervise onsite staff, coordinate leasing, maintenance, and risk management, and maintain accurate records to support a successful property operation.

Qualifications

• High School Diploma or equivalent; Bachelor’s degree preferred or two years housing industry experience.
• Ability to understand and perform all onsite software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Post payments and income from applicants, residents, and others accurately and promptly.
• Process and reconcile daily accounts receivable.
• Monitor and follow up on bad debt, prepare late notices, contact residents/guarantors, and file evictions.
• Help the property meet budgeted revenues, expenses, and Net Operating Income.
• Post charges to resident accounts and bill back utilities where applicable.
• Complete end-of-month closing procedures and reporting.
• Maintain accurate and organized records; audit resident files.
• Walk units and post move-out charges, statements, and security deposits refunds.
• Maintain regular/daily onsite attendance.
• Provide coaching and development to onsite staff; ensure compliance with policies.
• Promote effective leasing strategies and ensure lease documentation is up to date.
• Lead staff training and performance management; ensure adherence to procedures.
