Job summary

Arbour Valley Management, LLC seeks a Property Manager to administer all phases of community operations, including personnel, maintenance, and budget control. You will ensure resident relations, regulatory compliance, and effective communication with AVM Corporate Office as needed.

Responsibilities include hiring/training staff, conducting reviews, managing marketing input, and monitoring market conditions to protect profitability.

Qualifications

• Experience managing on-site staff and operations.
• Knowledge of landlord-tenant laws and HUD guidelines.
• Valid driver’s license with reliable vehicle.

Responsibilities

• Hires, trains, evaluate and supervise all on-site employees.
• Coaches and counsels on-site employees.
• Prepares and conducts performance reviews on all on-site employees.
• Handles disciplinary action and communicates status to HR, Senior Manager and President.
• Conducts staff meetings regularly and attends management meetings when scheduled.
• Develops a team atmosphere that sells AVM’s quality and professionalism.
• Supports marketing efforts and provides input on promotions and advertising.
• Monitors market conditions to anticipate changes affecting profitability.
• Monitors leasing associates’ closing ratios and recommends training if needed.
• Ensures staff implements residential retention and completes daily tasks.
• Ensures compliance with AVM policies and HUD/Fair Housing requirements.
• Keeps a tickler system for re-certifications/renewals.
• Maintains resident files per policy; interviews residents to verify rent accuracy.
• Understands state landlord-tenant laws and operating budgets.
• Approves invoices and ensures timely submissions.
• Monitors time/attendance and on-call responsibilities.
• Oversees maintenance activities and preventive maintenance.
• Suggests capital improvements to Senior Management.
• Maintains open communication with staff and aims for resident satisfaction.
• Oversees the Property Newsletter and community engagement.
• Represents AVM professionally in the community and associations.
• Attends training programs and ensures staff complete required courses.
• Performs other duties as assigned.
