Community Management Corporation in Durham, NC seeks a dependable on-site Property Manager to oversee daily operations of an apartment community under the direction of the Regional Property Manager.

The role includes processing applications, leasing, inspections, and enforcing community rules while maintaining resident and maintenance files. Strong emphasis on timely rent collection and vendor coordination in a fast-paced environment.

Qualifications

• Must have a valid Driver's License and clean background screen for consideration.
• Pay rate depends on experience.

Responsibilities

• Oversee on-site operations of the apartment project under the Regional Property Manager.
• Process applications by verifying eligibility and background screening.
• Interview and approve applicants and maintain an active waiting list.
• Execute leases, certifications and unit inspections with residents at move-in and anniversary date.
• Inspect units per policy, assign work orders, and charge tenants for damages if applicable.
• Enforce Lease, House Rules, and any community rules.
• Maintain resident and maintenance files per guidelines.
• Process annual certifications and monitor BP reports.
• Collect rent and other fees; issue receipts and send past-due letters as needed.
• Pursue eviction when necessary for lease violations such as non-payment.
