Job summary

Community Management Corporation is seeking a dependable, experienced on-site Property Manager to oversee daily operations of a Raleigh-area apartment project. You will assist with advertising, applications, leasing, inspections, and enforcement of rules.

Under the Regional Property Manager, you will coordinate maintenance, track resident files, and ensure timely rent collection. A valid driver's license and clean background are required; EEO applies.

Responsibilities

• Manage on-site operations of the apartment project under Regional Property Manager guidance.
• Approve and place advertising materials as directed by the agent and Community Management Corporation.
• Process applications, verify eligibility, conduct background screening and landlord checks.
• Interview and approve applicants; maintain active waiting list and update status.
• Execute leases, certifications and unit inspections with residents at move-in and anniversaries.
• Inspect units for lease compliance; manage work orders and charge tenants for damages as needed.
• Enforce Lease, House Rules, and additional community rules; maintain resident and maintenance files.
• Prepare and submit weekly marketing reports to Regional Property Manager.
• Oversee petty cash and small purchases; manage BP software entries and payments.
• Maintain replacement logs; establish emergency procedures; coordinate with vendors for repairs.
