Community Management Corporation in Winston-Salem, NC is seeking a reliable on-site Property Manager to oversee daily operations of the apartment community under the guidance of the Regional Property Manager.

The role handles advertising approval, applicant screening, leases, inspections, rent collection and resident communications, while coordinating maintenance, budgets and compliance with HUD/NCHFA guidelines.

Qualifications

• Must be dependable with experience in property operations.
• Ability to multi-task and follow directions in a team environment.
• Must have a valid driver's license and pass a background screen.

Responsibilities

• Oversee on-site operations of the apartment project under Regional PM.
• Process applications, verify eligibility, background and landlord history.
• Interview and approve applicants; manage waiting list.
• Execute leases, certifications, and unit inspections with residents.
• Enforce lease and house rules; maintain resident and maintenance files.
• Monitor BP reports; process accounts payable; manage vendor relations.
• Post rents, send late letters, and pursue evictions when needed.
• Prepare weekly marketing reports and manage petty cash within policy.
