Job summary

Burbank Housing Management Corporation seeks a Site Manager for Gravenstein North Apartments to oversee daily operations on-site. You will manage tenant screening, leases, rent collection, and deposits, while supervising on-site staff and coordinating maintenance and vendor work.

The role includes inspecting units, preparing reports, enforcing lease terms, and serving notices as required. The on-site residence is a key aspect of the position to ensure strong property presence.

Responsibilities

• Review tenant applications for eligibility; maintain and purge waiting lists; show available units.
• Follows procedures for processing eligible applicants within program guidelines.
• Walks property at least twice per day to ensure management presence and appearance.
• Ensures vacant units are turned quickly by monitoring vendors and maintenance staff.
• Distributes rent bills, collects rent and deposits; coordinates with accounting.
• Completes lease forms and relevant occupancy paperwork; conducts annual re-certifications.
• Supervises on-site staff; provides feedback and oversees performance reviews.
• Instructs tenants in emergency procedures, appliance use, and property rules.
• Investigates tenant complaints; prepares incident reports and notices; participates in eviction proceedings.
• Shows vacant units and implements marketing strategies to reduce vacancies.
• Conducts annual unit inspections and coordinates turnover repairs.
• Schedules maintenance work with Maintenance Crew Leader and vendors.
• Provides local information on schools, shopping, and transit.
• Oversees calendar for multi-purpose and computer rooms; coordinates events.
