Job summary

Burbank Housing Development Corp. seeks an on-site Site Manager for Gravenstein North Apartments in Sebastopol, CA. You will oversee daily operations, review rental applications, process leases, collect rents and deposits, and supervise on-site staff to maintain property standards.

You will ensure timely vacancy turns, coordinate maintenance, and implement compliance activities while living on-site in an apartment within the community.

Responsibilities

• Review tenant applications for eligibility; maintain and purge waiting lists; show available units.
• Follows Burbank Housing’s procedure for processing eligible applicants within program guidelines (TCAC, CHFA, HUD, RHCP).
• Attends training as needed and recommended by Burbank Housing, possibly overnight stays out of town.
• Walks property at least twice per day to ensure presence and monitor appearance.
• Attends in-house training and informational meetings offered by Burbank Housing.
• Ensures vacant units are turned quickly by monitoring vendors and maintenance staff; walk vacant units daily.
• Distributes rent bills, collects rent and security deposits for accounting; files Tenant Status Change Orders.
• Completes lease forms and outlines occupancy terms; handles required paperwork.
• Performs annual re-certifications and prepares weekly, monthly reports and compliance reports.
• Supervises on-site staff, provides feedback, conducts performance reviews, and oversees time sheets.
• Instructs tenants in emergency procedures and property rules.
• Investigates tenant complaints and prepares incident reports and notices; maintains a daily Manager’s log.
• ShowsVacant units and applies marketing strategies to reduce vacancy.
• Conducts annual unit inspections and arranges turnover repairs; handles security deposit refunds.
• Schedules maintenance with the Maintenance Crew Leader and Maintenance Operations Manager; coordinates subcontractors for repairs and landscaping.
• Provides local information on nearby schools, shopping, and transportation.
• Oversees and maintains calendar for multi-purpose room and computer room use.
• Works with Service Coordinator staff.
• Other duties as assigned.
