Job summary

Fairgrove Property Mangement is seeking an Onsite Manager to oversee 2 buildings totaling 145 units in Southern California. This part-time role covers leasing, resident services, and light maintenance, requiring a professional demeanor with residents, vendors, and colleagues.

Live on site, work 24 hours per week, including some weekends. Responsibilities include showing units, processing leases, maintaining records in AppFolio, coordinating vendors, and staying current with landlord-tenant laws.

Qualifications

• 3+ years of property management experience.
• Basic maintenance knowledge and experience maintaining a property.
• Strong communication and customer service skills.
• Must be willing to live onsite.
• Experience with Microsoft Office; AppFolio experience is a plus.
• Able to multitask in a fast-paced environment.
• Available to work weekends when needed.
• Valid driver's license and a clean driving record.

Responsibilities

• Oversee 2 buildings totaling 145 units.
• Be the main contact for residents and vendors.
• Respond to emergencies, including after-hours issues.
• Handle leasing, move-ins, move-outs, and lease renewals.
• Show available units and market vacancies.
• Maintain resident and property records in AppFolio.
• Conduct inspections and coordinate unit turnovers.
• Keep the property clean and well-maintained, including light porter duties.
• Perform basic maintenance and minor repairs as needed.
• Coordinate vendors and monitor completed work.
• Track vacancies, work orders, and other property performance metrics.
• Review and approve vendor invoices.
• Order property supplies and maintain inventory.
• Stay up to date on landlord-tenant and fair housing laws.
• Attend company meetings and training.

Job Summary

An Onsite Manager is responsible for the overall management of the day-to-day operations of the apartment community including leasing, marketing, resident services, and basic light maintenance. An Onsite Manager must maintain a professional and courteous demeanor with prospects, residents, vendors, and fellow employees always.

Part-Time Position

Hours: 24 hours per week

Responsibilities

Oversee 2 buildings totaling of 145 units

• Be the main contact for residents and vendors.
• Respond to emergencies, including after-hours issues.

• Perform basic/light maintenance and minor repairs on the property as needed, and have a general understanding of property maintenance.

• Order property supplies and maintain inventory.
• Stay up to date on landlord-tenant and fair housing laws.
