Job summary

Greystar is seeking a Maintenance Technician for an on-site role in Asheville, NC. The position involves keeping buildings and grounds clean, safe, and well-maintained, handling work orders, making ready units for leasing, and inspecting contractor work to ensure quality standards are met.

The role requires basic qualifications, ownership of hand tools, and strong customer service skills to interact with residents and team members.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.
• Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies.
• Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use. Property management system experience preferred.
• Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in order to review and complete various financial, administrative, and legal documents.

Responsibilities

• Oversees 'make-ready' process for vacant units, creates punch lists, schedules vendors, obtains supplies, and inspects work.
• Sets cleanliness and appearance standards for grounds, amenities, buildings, and common areas.
• Periodically inspects work by other service team members to assess policy effectiveness and corrective actions.
• Periodically inspects work by contractors and vendors to verify quality and scope.
• Maintains inventory of spare parts and maintenance materials, orders supplies as needed to stay within budget.
• Completes monthly preventative maintenance procedures as outlined in the manual.
• Assists Community Manager in developing the budget for repairs, maintenance, and capital projects.
• Supports cost-cutting by fixing rather than replacing parts when feasible and using tools correctly.
• Conducts safety meetings, keeps MSDS sheets current, and stays updated on OSHA and related safety laws.
• Demonstrates customer service by respecting residents, answering questions, and addressing complaints with urgency.
