Thrive Communities seeks an on-site Property Manager in Renton, WA to lead a busy community and drive financial success. You will manage budgets, ensure timely rents, and oversee staff performance while maintaining resident satisfaction across amenities and services.

The role emphasizes hands-on leadership, strong accounting discipline, and active collaboration with HR and vendors to sustain Thrive’s standards and community growth.

Qualifications

• 3+ years of experience in property management or equivalent.
• Notary license required or able to obtain within 3 months of hire.
• CAM certification preferred.
• Proficient in Yardi/CRM and MS Office.

Responsibilities

• Formulate budgets and stay within the established guidelines.
• Ensure rents are collected on time and posted accurately.
• Perform evictions, utility cut-offs, and landlord liens as required.
• Submit and approve invoices in the system for timely payment.
• Complete month-end procedures and related reporting (deposits, variances, expiring leases).
• Supervise on-site staff; hire, train, and conduct bi-annual reviews.
