Job summary

Thrive Communities is hiring for a full-time on-site Property Maintenance Manager in the Seattle area. You will lead maintenance teams, coordinate with leasing staff, and ensure safe, well-maintained communities.

Expect to handle unit turns, vendor management, and budget-conscious operations with occasional after-hours coverage. Requirements include 3+ years in property management, 6+ months supervisory experience, OSHA knowledge, and the ability to travel to multiple Thrive properties in

Qualifications

• 3+ years of experience in property management or equivalent experience.
• 6+ months supervisor experience with demonstrated, strong leadership skills.
• Proficient in unit turns and appliance repair.
• Strong understanding of OSHA guidelines, PPE, etc.
• Must have basic computer skills with entering data in English.
• Prior experience with Yardi or similar software for unit turns and work orders.
• CAMT and CPO certifications are preferred.
• Prior experience with warranty work.
• Must be able to supply own tools.
• Drivers license required; travel to various locations in Washington.

Responsibilities

• Floating team members are staffed at Thrive properties during busy times and vacancies.
• Oversees and serves as a leader for maintenance team members.
• Performs maintenance tasks such as unit turns and work orders.
• Partners with leasing staff and managers for seamless communication.
• May conduct monthly safety meetings and manage OSHA/SDS safety requirements.
• Schedules and performs preventative maintenance.
• Maintains grounds and professional appearance of the property.
• Manages vendors to ensure quality service.
• Maintains inventory and budgets; makes purchases as needed.
• Emergency on-call is required; exceed residents’ expectations for service.
