Job summary

Zellis Residential seeks an experienced Service Manager to lead on-site maintenance across multifamily communities. You will manage building systems, unit turns, vendor relations, and preventive maintenance programs using Yardi, while ensuring safety and cost efficiency.

Qualifications

Minimum of 5 years maintenance experience with supervisory or management responsibilities.
HVAC certification (EPA Type I, II, or Universal) is required; additional trade certifications are a plus.
Proficient in building systems, preventive maintenance, and capital planning.

Responsibilities

Oversee daily operation of all building systems including HVAC, electrical, plumbing, access control, and common-area lighting.
Implement and maintain a preventive maintenance program with detailed logs for inspections, repairs, and system performance in Yardi.
Manage unit turn operations to ensure make-ready standards are met on schedule.
Perform in-house repairs and escalate only for warranties or out-of-scope work.
Lead, train, and develop the service team and manage vendor relationships.
Control maintenance budgets and inventory and ensure safe working conditions.
