AIR Communities is seeking a dependable Porter/Groundskeeper to maintain an apartment community and support the on-site maintenance team. You will ensure clean, welcoming spaces, assist with basic repairs, and interact professionally with residents and vendors.

The role offers a stable, full-time schedule at a well-maintained community with growth opportunities and onsite living benefits. A valid driver's license is preferred.

Qualifications

• Prior experience as a porter, groundskeeper, janitor, or maintenance assistant preferred.
• Strong job tenure and reliability/attendance.
• Ability to work independently and stay productive without constant supervision.
• Comfortable working outdoors in varying weather conditions.
• Strong attention to detail and pride in quality work.
• Physically able to walk the property, lift up to 50 lbs, bend and stand for extended periods.
• Willingness to learn basic maintenance skills and grow within the role.
• Valid driver’s license and reliable transportation preferred.

Responsibilities

• Maintain cleanliness and curb appeal of the apartment community, including walkways, parking areas, common spaces, and amenities.
• Sweep, pick up litter, blow, and pressure wash as needed; manage trash and dumpster area upkeep.
• Monitor the community daily and report maintenance or safety issues.
• Assist maintenance team with basic tasks such as changing light bulbs, replacing signage, and minor repairs.
• Help prepare apartments for move-ins, including basic cleaning and trash removal.
• Support seasonal projects and community upkeep initiatives.
• Work closely with on-site maintenance and management teams; provide friendly, professional interactions with residents and vendors.
