Job summary

SunRidge Management Group is seeking a Porter/Groundskeeper to maintain the grounds, amenities, building exteriors, parking lots, and other common areas at an on-site apartment community. The role supports the maintenance team with make-ready tasks and light repairs to ensure a clean, safe, and appealing environment for current and prospective residents.

Ideal candidates can lift and move items, work outdoors in varying weather, and follow established procedures with attention to detail.

Qualifications

• Must be able to work outdoors in various weather conditions.
• Strong attention to detail and commitment to cleanliness.
• Must be able to take direction and follow company procedures.
• Ability to perform physical tasks including lifting, bending, and climbing.
• Must have reliable transportation and a valid driver’s license (if applicable).
• Must complete required Grace Hill training (bonuses and commissions are contingent upon compliance).

Responsibilities

• Grounds & common area maintenance: walk property daily to remove litter and debris; keep leasing office, pathways, stairwells, laundry rooms, pool areas, dumpsters and recreation areas clean and presentable; use blowers and brooms to clean sidewalks; perform trash-out duties for vacated units and dispose of items as directed; ensure dumpster areas are clean and doors closed on windy days.
• Maintenance assistance: assist with make-ready tasks; perform minor repairs such as screen replacement, light bulb changes, painting, and general upkeep; complete interior and exterior painting and basic maintenance duties; change locks, rekey units, and distribute resident communications; help clean and organize maintenance shop and storage areas; assist with moving heavy items or cleaning vacant units.
• Safety & preventive maintenance: check and replace exterior lighting; maintain awareness of safety hazards and report issues; keep utility meter rooms accessible and clearly marked; lock storage areas; follow OSHA, ADA, and Fair Housing guidelines; complete Grace Hill training by deadlines.
