Job summary

SunRidge Management Group is seeking a Porter/Groundskeeper – Multifamily in an on-site capacity. The role supports grounds, amenities, and building exteriors, and assists the maintenance team to ensure a clean, safe community for current and prospective residents.

The ideal candidate works outdoors in varying weather, pays close attention to detail, and can complete physical tasks. The position requires reliable transportation and may include weekend work to meet community needs.

Qualifications

• Ability to work outdoors in various weather conditions.
• Strong attention to detail and commitment to cleanliness.
• Must be able to take direction and follow company procedures.
• Ability to complete physical tasks including lifting, bending, and climbing.
• Must have reliable transportation and a valid driver’s license (if applicable).
• Must complete required Grace Hill training (bonuses and commissions are contingent upon compliance).

Responsibilities

• Grounds & Common Area Maintenance: Walk the property daily to remove litter, debris, and pet waste from common areas; keep leasing office, pathways, stairwells, laundry rooms, mail centers, pool areas, dumpsters, parking lots, and recreation areas clean and presentable.
• Maintenance Assistance: Assist with general maintenance tasks, including make-ready efforts; perform minor repairs such as screen replacement, light bulb changes, painting, and general upkeep.
• Safety & Preventive Maintenance: Check and replace exterior lighting; report safety hazards; keep utility meter rooms, shutoffs, and cleanouts accessible and clearly marked; follow OSHA, ADA, and Fair Housing laws; complete Grace Hill safety training.
• Work Environment: On-site role at the assigned apartment community; occasional weekend work as needed.
