Job summary

Asset Living in Glenpool, OK, is seeking a Community Manager to oversee the operations of a housing community on-site under the Regional Manager. You will supervise staff, leasing, maintenance, and financial tasks while ensuring compliance with Asset Living policies and fair housing guidelines.

You will lead staffing, budgeting, leasing, resident relations, and safety initiatives, with a focus on resident retention and timely property management actions.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or four year’s experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
• Ability to understand and perform all on-site software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.
• Must have reliable transportation due to the emergency on-call requirement.

Responsibilities

• Personnel Management
• Regular/daily onsite attendance is required
• Screen, hire, train, coach, and develop on-site staff
• Ensure staff training, coaching, and guidance per Asset benchmarks
• Prepare weekly/daily office and maintenance staff schedules
• Address performance issues and escalate as needed
• Promote harmony and quality job performance
• Ensure policy and procedure compliance by staff
• Develop and manage annual operating budgets/forecasts
• Monitor deposits, rent collections, and charges for timely submission
• Reconcile and code vendor invoices
• Ensure timely property closeout and accurate financial reports
• Develop yearly marketing plans and implement leasing strategies
• Execute effective leasing and signing procedures
• Manage administrative and leasing reporting
• Lead emergency response for the property
• Monitor service request turnaround and maintenance responsiveness
• Maintain property appearance and coordinate make-ready work orders
• Solicit bids and manage vendors to control costs
• Direct and oversee maintenance and rehabilitation activities as needed

Education
