Job summary

Sun Communities is seeking a Community Manager to oversee all aspects of a residential community in Texas. You will handle marketing, leasing, maintenance, budgeting, and resident relations while ensuring high standards of service.

The role requires 24/6 on-call availability, strong supervisory skills, and compliance with fair housing laws. Housing on-site is provided, with a comprehensive benefits package and opportunities for growth.

Qualifications

• Bachelor's degree in Real Estate, Hospitality, or Business required or preferred.
• 2 years property management experience required, including supervisory duties.
• 6 months sales and leasing experience preferred.
• Strong organizational and leadership abilities.
• Knowledge of fair housing laws and basic accounting concepts.

Responsibilities

• Markets homes for sale (new/pre-owned/brokered) and prepares listing documents.
• Oversees rent collection, posting, and deposit of income; manages delinquencies.
• Handles evictions per Sun policies and maintains compliance with regulations.
• Codes and approves invoices for operating and sales expenses.
• Responds to resident issues with timely solutions within guidelines.
• Coordinates team selection and development; ensures policy compliance.
• Manages LPPs including repairs, leasing, sales, refurbishments, and follow-ups.
• Ensures compliance with federal, state, and local fair housing laws.
• Reviews residency applications; processes approvals/denials.
• Initiates lease renewals and rent increase letters; communicates measures.
• Consults with Regional VP on actions lacking established guidelines.
• Inspects and recommends purchase/renovation of homes.
• Prepares sites for Sun Homes models and coordinates with maintenance for move-ins.
• Responds to on-site emergencies following standard procedures.
• Ensures safety policy compliance and timely incident reporting.
• Maintains Sun curb appeal standards across the community.
• Assists with budget preparation and CapEx planning; provides data.
• Reports deficiencies impacting community operations; assists accounting.
• All other duties as assigned.
