On-Site Community Manager: Lead Leasing & Operations

Job summary

Asset Living is seeking a Community Manager for Stuttgart, AR. The role oversees all operations of a housing community on-site, supervising staff, managing leasing, maintenance, and finances to meet policy standards and safety guidelines.

You will lead budgeting, marketing, and resident relations while ensuring compliance with fair housing laws and OSHA requirements. The position demands on-site presence and strong leadership capabilities.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or four year’s experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
• Ability to understand and perform all on-site software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Personnel Management
• Regular/daily onsite attendance is required
• Screen, hire, train, coach, and develop on-site staff
• Provide ongoing training, coaching, and guidance in line with Asset benchmarks
• Draft weekly/daily office & maintenance staff schedules and assignments
• Address performance issues; document, communicate with supervisor/HR, and terminate when necessary
• Promote harmony and quality staff performance through leadership
• Ensure compliance with company policies and procedures
• Financial Management: manage costs, revenue, and leasing improvements; identify trends
• Develop yearly operating budgets/forecasts
• Monitor deposits, rent collections, and charges for timely submission
• Monitor vendor invoices for timely reconciliation
• Ensure timely property closeout and accurate financial reports
• Strategic Leasing Management and marketing planning
• Lead leasing techniques, follow-up, and lease documentation
• Handle resident complaints and retention programs
• Show, lease, and move-in prospective residents
• Admin & Maintenance management and reporting
• Head emergency team and ensure proper incident response
• Maintain property appearance and timely repairs
• Economically plan resources, bids, and procurement
• Direct maintenance, construction, and rehab activities for quality/expediency
