Job summary

Kalos Residential, the operations arm of Four Mile Capital, seeks a Community Manager to own a full on-site operation, including the team, resident experience, asset, and financial performance.

You'll lead leasing, renewals, maintenance, and budgeting with a focus on accountability, quality, and timely service. Regular interactions with the Regional Manager ensure support while autonomy is central to the role.

Qualifications

• 3+ years of on-site community management experience with exposure to leasing, operations, and team leadership
• Proficiency with Entrata or a comparable property management platform
• Competency in Microsoft Office Suite (Word, Excel, Outlook)
• Demonstrated ability to hit or exceed financial and occupancy targets
• Fair Housing certification required prior to interacting with prospects or residents; working knowledge of OSHA regulations
• High school diploma or equivalent
• Experience managing a community of 100+ units
• CAM or ARM designation

Responsibilities

• Hire, develop, and hold your on-site team accountable; conduct weekly team meetings and manage scheduling
• Own resident and prospect experience from inquiry through move-out
• Lead leasing, renewals, maintenance follow-through, retention and conflict resolution
• Ensure service requests are followed up within 48 hours and entered into Entrata daily
• Own the budget at a line-item level; drive revenue through occupancy and pricing; manage expenses
• Ensure rents and fees are collected and deposits are made on time; process AP invoices and monthly PCard reconciliations
• Own the Emergency Response Plan to minimize liability
• Ensure renters' insurance is maintained and vendors carry required coverage
