Job summary

Greystar is seeking a Community Manager for a Kentucky onsite property. You will oversee daily operations, budgets, leasing, and staff to meet financial and occupancy goals while ensuring compliance with Fair Housing and ADA.

The role requires collaboration with university officials, market leasing strategies, and strong resident relations. A 4–6 year background in property management and a relevant degree are essential, with leadership and communication skills driving success.

Qualifications

• M.Ed or Bachelor’s/Master’s degree in Business Management, Communications, or related field.
• 4-6 years minimum of relevant experience in residence life and/or property management.
• Knowledge of equity and inclusion issues and laws affecting higher education (FERPA, Title IX, ADA).
• Ability to implement problem solving strategies for residential challenges.
• Excellent written and verbal communication; detail-oriented and self-motivated.

Responsibilities

• Manage day-to-day operations of the property and budgeted goals.
• Set rent rates, collect payments, and review monthly financial reports.
• Approve invoices, ensure insurance certificates, and manage vendor communications.
• Oversee lease enforcement, inspections, notices, evictions, and fee collection.
• Develop relationships with university officials and ensure regulatory compliance.
• Analyze market trends and implement marketing and leasing strategies.
• Promote resident satisfaction and oversee maintenance responsiveness.
• Supervise staff and develop performance through company policies.
• Assist in client/owner relations and property tours.
