Job summary

JLL in Orangeburg, SC seeks an Operating/Building Engineer to maintain and repair facility equipment with emphasis on electrical systems, boiler operations, and HVAC/controls. You will manage complex building systems, perform preventative maintenance, troubleshoot, and ensure safety and reliability for client operations.

Responsibilities include monitoring BAS, optimizing control sequences, and coordinating with contractors while contributing to cost-effective facility stewardship.

Qualifications

• 5+ years as Electrician/Boiler Operator/HVAC Technician in commercial buildings.
• Expertise in electrical systems, boiler operations, HVAC/building controls.
• Ability to analyze complex industrial electrical, boiler, HVAC, and control systems.
• Working knowledge of CMMS and maintenance software.
• Experience in mission-critical facilities or 24/7 operations.
• High school diploma or GED equivalent.
• Physical ability to perform maintenance tasks and work in variable conditions.

Responsibilities

• Operate, maintain, troubleshoot, and repair electrical, boiler, and HVAC systems.
• Perform preventative maintenance on HVAC, BAS, and controls equipment.
• Monitor boiler operations and safety systems for efficiency.
• Troubleshoot electrical systems and power distribution throughout the facility.
• Work with BAS to optimize HVAC controls and sequences.
• Record readings and adjust parameters to ensure proper operation.
• Use meters and diagnostic tools to identify issues and resolve failures.
• Oversee maintenance quality and cost with external contractors.
• Manage facility services, purchasing, inventory, and coordination.
• Calibrate and maintain specialized tools and inventory; support plumbing/structural tasks.
