Job summary

RHM Real Estate Group is seeking a dependable Maintenance Technician to maintain a luxury apartment property in Ohio City, Ohio. You will handle day-to-day work orders, inspections, grounds upkeep, and safety compliance to ensure top aesthetics and smooth operations.

Responsibilities include HVAC and appliance repair, trash-out procedures, landscaping, record-keeping, and coordinating with management. On-call rotations and 3–5 day unit turnovers are part of the role.

Qualifications

• High school diploma or equivalent required.
• Experience in property maintenance or related field preferred.
• CPO license is a plus; willingness to obtain a CPO through on-the-job training is required.
• Knowledge of plumbing, electrical systems, HVAC, and appliance repair.
• Familiarity with safety regulations and protocols related to maintenance work.
• Excellent and professional attitude towards resident care.
• Strong problem-solving skills and attention to detail.
• Flexibility to work on-call shifts and respond to emergencies outside regular hours.

Responsibilities

• Perform routine maintenance on plumbing, electrical systems, HVAC, and appliances.
• Conduct regular inspections of the property to identify maintenance issues and ensure safety.
• Respond promptly to maintenance requests from residents and address concerns professionally.
• Patrol the property to remove litter and report safety hazards identified.
• Maintain cleanliness across all areas including offices, pool, laundry, and common areas.
• Perform trash-out procedures and proper disposal of abandoned items.
• Perform landscaping duties and snow removal as needed.
• Keep accurate records of maintenance activities and inventory.
• Perform preventive maintenance to ensure proper functioning of equipment.
• Prepare vacant units for new residents and coordinate with contractors for timely turnover.
• Coordinate with property management to prioritize tasks and resources.
• Participate in on-call rotation for emergencies outside business hours.
• Complete unit inspections and prepare reports on maintenance findings.
• Assist with pest control when applicable.
