Job summary

Elderly Housing Development & Operations Corporation (EHDOC) is seeking a Maintenance Person to support property upkeep at our community. The role covers routine maintenance, preventative programs, safety procedures, and coordination with the Building Engineer and supervisors to keep the property safe and functional.

You will perform electrical, plumbing, painting, and janitorial tasks, respond to requests within 24 hours, participate in weekend call backs, and help prepare units for turnover

Qualifications

• Basic Universal License; may be completed within first year.
• Hands-on knowledge of building maintenance, including plumbing, electrical, painting, janitorial tasks.
• Three years of building maintenance experience required.

Responsibilities

• Handle routine maintenance projects as scheduled by Supervisor.
• Participate in preventative maintenance programs and keep records.
• Respond to maintenance requests within 24 hours or notify supervisor if longer time needed.
• Respond to emergency maintenance requests immediately; use call back system if needed.
• Be part of rotation call back system including weekends, after hours and holidays.
• Participate in safety programs and evacuation procedures.
• Maintain equipment per manufacturer guidelines.
• Know emergency shutoff systems and secure property during emergencies.
• Keep storage areas neat, lit, and locked.
• Perform electrical repairs on appliances, fixtures, outlets, switches, etc.
• Perform plumbing repairs on drains, faucets, toilets, etc.
• Prepare units for turnover with painting, cleaning, and repairs.
• Paint common areas as needed.
• Maintain grounds and common areas; manage trash and disposal systems.
• Understand manuals and directions for chemicals used; janitorial duties may be required.
