Job summary

Hamilton Point Property Management seeks a Maintenance Supervisor to oversee day-to-day maintenance at a Land O' Lakes property. You will supervise the maintenance team, manage schedules, coordinate vendor work, and ensure safety and quality standards.

This role requires at least 3 years in property maintenance, a high school diploma, English proficiency, and certifications (EPA Type I/II, CPO, HVAC). You will handle budgeting, preventative maintenance, resident issues, and on-call duties.

Qualifications

• High School diploma or equivalent.
• Minimum 3 years of previous experience in property management maintenance, other building maintenance or related trade is required.
• Ability to read, write, understand, and communicate in English.
• Ability to use a personal computer and has working knowledge of Microsoft Word and Excel, as well as computer tracking systems used at the property.
• Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key tracking system.
• Excellent customer service and interpersonal skills; ability to relate to others.
• Strong organizational and time-management skills.
• Ability to multi-task.
• Ability to drive an automobile.

Responsibilities

• Coordinates the day-to-day operations of the property.
• Assists Community Manager with interviewing and hiring maintenance staff.
• Directs and supervises daily maintenance activities and schedules.
• Monitors progress and reviews work for timeliness and accuracy.
• Oversees vendor selection and contractor work.
• Performs semi-annual preventative maintenance and apartment turns.
• Responds to resident maintenance issues promptly and professionally.
• Inspects apartments before/after move-ins/outs and conducts regular property inspections.
• Ensures safety, cleanliness, and compliance with laws and regulations.
