Job summary

Hamilton Point Property Management is seeking a Maintenance Supervisor in Columbus, OH to oversee day-to-day property maintenance and team leadership. You will manage schedules, coordinate vendor bids, and ensure safety and quality across the property.

The role requires 3+ years in property maintenance, strong English communication, and proficiency with Word/Excel. You will handle budgeting, inspections, and resident service while supporting the Community Manager.

Qualifications

• High School diploma or equivalent.
• Minimum 3 years of maintenance experience in property management or related trade.
• Ability to read, write, understand, and communicate in English.
• Proficiency in Microsoft Word and Excel; use of property tracking systems.
• Excellent customer service and interpersonal skills; strong organization and time management.
• Knowledge of federal fair housing laws and local housing provisions.
• Ability to manage a team, delegate, and interview staff.
• Willingness to travel as needed.

Responsibilities

• Oversee day-to-day maintenance operations for the property.
• Direct and supervise maintenance staff; plan schedules and assign tasks.
• Manage vendor selection, bids, and contractor oversight.
• Inspect common areas, pools, and safety compliance; address repairs.
• Coordinate preventative maintenance and property turns.
• Maintain invoices, budgets, and expense control; report to Community Manager.
• Respond promptly to resident maintenance requests and ensure quality service.
• Assist with hiring and training maintenance staff as needed.
