Job summary

Coastal Ridge Real Estate in Columbus, OH is seeking a Maintenance Technician to keep our apartment community well-maintained and welcoming. This full-time role reports to the Property Manager and requires hands-on experience across HVAC, electrical, plumbing, and appliances to support residents and protect property value.

You will handle urgent service requests, complete unit turnovers on move-ins, maintain exterior areas, and participate in an on-call rotation.

Qualifications

• High school diploma or equivalent required.
• Basic English communication skills to follow instructions and interact with residents and team members.
• Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills, including the ability to use maintenance management software and email systems.
• Strong problem-solving skills and ability to communicate effectively with residents and team members.
• Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl. Lift up to 50 lbs. and use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation for on-call duties.

Responsibilities

• Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs.
• Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
• Proactively maintain the exterior and common areas of the community, ensuring a clean and welcoming environment.
• Perform swimming pool maintenance and ensure compliance with health and safety standards where applicable.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
• Adhere to OSHA standards and company safety policies; report hazards promptly.
• Utilize tools and supplies efficiently and safely, managing inventory and proper care of equipment.
• Work closely with the maintenance team and other departments to meet property goals.
• Maintain the required uniform and a professional appearance at all times.
• Perform other responsibilities as assigned by management.
