Job summary

Franklin Group is seeking a Maintenance Technician to sustain and repair property buildings and grounds. You will diagnose and fix HVAC, electrical, plumbing, carpentry, and appliance issues while ensuring safe, clean, and well-maintained spaces.

The role requires knowledge of safety policies, ability to respond to work orders promptly, and on-call availability. A GED or high school diploma is required, with HVAC/CAMT certifications preferred and a mandatory Fair Housing certification within 14

Qualifications

• High school diploma or GED required; 1–3 years related experience preferred.
• HVAC certification preferred and CAMT recommended; Fair Housing cert within 14 days.
• Ability to read safety rules and maintenance instructions.

Responsibilities

• Perform general maintenance such as plumbing, electrical, HVAC, carpentry, appliance repairs.
• Respond to resident work orders and notify management on completion or delays.
• Maintain daily repair and upkeep of the community.
• Perform routine maintenance punch on vacant units before occupancy.
• Care for and inventory all supplies and equipment of the community.
• Clean work areas, tools and equipment after tasks.
• Maintain all company tools and ensure proper condition.
• Report unusual or extraordinary circumstances about property or residents.
• Maintain property uniform and professional appearance and behavior.
• Provide courteous, efficient responses at all times.
• Keep pools, fountains, hot tubs, and amenity areas clean and operable.
• Operate within OSHA standards and company safety policies.
• Know and follow company policies.
• Pursue educational opportunities for growth and development.
• Be available to work on an on-call basis.
