Job summary

Community Management Corporation seeks an on-site Apartment Maintenance Technician in Durham, NC. You will maintain grounds, perform repairs, and ensure the building and units are well-kept, safe, and compliant with company guidelines.

Responsibilities include completing work orders, servicing HVAC and appliances, and coordinating with management and contractors. Must be on-call and hold a valid driver’s license. Monday–Friday schedule with consistent maintenance tasks year-round.

Qualifications

• Experience maintaining apartment grounds and common areas.
• Willingness to be on-call as needed.
• Valid driver's license required for property visits and vendor coordination.

Responsibilities

• Maintain grounds, common areas and parking lots daily.
• Process work orders with Property Manager guidance.
• Submit timesheets and work orders at end of shift.
• Clean and paint vacant units per guidelines.
• Pressure wash as needed and water landscapes seasonally.
• Remove ice and snow from sidewalks and lots in winter.
• Inspect HVAC at season start and maintain service log.
• Inspect and service major appliances and exterior windows.
• Coordinate with exterminators and outside contractors as needed.
• Keep inventory of parts and tools; log maintenance activities.
