WinnCompanies invites applications for an Occupancy Specialist I at Piedmont Apartments in Oakland, CA. The role supports the Property Manager with tenant recertifications, annual and interim reviews, and related documentation.

You will work in a 250-unit affordable housing community ensuring compliance with HUD and LIHTC requirements. The position offers typical hours Mon–Fri, 8:00 AM–5:00 PM, with a pay range of $24.00–$25.00 per hour based on experience.

Qualifications

• High school diploma or GED equivalent.
• 1-3 years of relevant work experience.
• Experience in Affordable housing, LIHTC or Section 42 program.
• Experience with computers, especially Microsoft Office.
• Excellent customer service skills.
• Strong verbal and written communication skills.
• Good organizational and administrative skills.
• Ability to meet deadlines and follow schedules.
• Ability to plan and schedule 4 months of work activity.

Responsibilities

• Process initial, interim, and annual recertifications.
• Notify residents of impending recertifications using notices from PM software.
• Conduct recertification interviews with residents.
• Review recertifications for completeness.
• Send verification forms to agencies, banks, and others.
• Prepare Form 50059 for HUD/state/local housing authorities.
• Assist in property reviews and with move-in processes.
• Ensure data is accurately entered in PM software.
• Follow regulations for Tax Credit files and funding agencies.
• Maintain waitlists and manage prospect communications.
• Support lease renewals and utility allowances calculations.
• Perform special assignments as needed.
