Job summary

Cloudflare is seeking a Data Center Strategy site-selection manager to build MW-scale site pipelines and lead technical and commercial diligence across markets. You will underwrite power, land, fiber, and zoning, managing complex leases from LOI to execution.

This role requires travel and collaboration with legal, capacity planning, and financial teams to optimize TCO and NPV. You will own the end-to-end process, negotiate NNN and adjacent lease structures, and present analyses to leadership for

Qualifications

• Ten+ years selecting or leasing hyperscale or wholesale data centers
• Closed NNN/triple-net leases as tenant or advisor
• Ability to underwrite $/kW-month or $/MW and compute lease NPVs
• Led technical diligence on power, cooling, fiber, and network latency
• Experience coordinating multiple site processes across time zones
• Ability to travel ~30% and manage land/campus control
• Knowledge of utility interconnection and substation timelines
• Experience taking a campus or BTS lease from LOI to execution
• International deal experience preferred
• Bachelor's degree or equivalent experience required

Responsibilities

• Build and run a pipeline of MW-scale sites across markets
• Lead technical diligence on power availability, energization, topology, cooling, fiber, PUE
• Manage end-to-end lease processes from LOI to signature
• Negotiate NNN/triple-net and adjacent structures (gross, FRI, powered shell)
• Develop TCO/cost-per-MW/NPV analyses for leadership
• Coordinate with legal, operations, capacity planning, energy, and security teams
• Present and justify deals in QBRs with landlords and executives
• Track rent, passthroughs, NRC/MRC, escalators, and renewals
• Travel to sites and landlord meetings as needed
• Support equity and incentives discussions as part of hiring strategy
