Job summary

Phillips Management Group is seeking a hands-on maintenance professional to operate and maintain assets such as apartment homes and office buildings. You will perform routine preventative maintenance, manage work orders, and help with grounds, pool, and systems to keep properties in top condition.

You will also assist with safety logs, inventory, irrigation, and on-call rotations, while ensuring compliance with standards and regulations.

Qualifications

• High school diploma or GED.
• Two or more years of related experience, or equivalent combination.
• Computer skills.
• Certificates, Licenses, Registrations: CFC, CPO (Recommended); EPA Section 8 Certification – Type II (Required).
• Must have own vehicle and tools; valid driver’s license and insurance.

Responsibilities

• Assist in monitoring turns, vacant units and move outs.
• Maintain exterior appearance of property to present good street appeal.
• Assist with purchasing building supplies, machinery, equipment and furniture.
• Completion of work orders.
• Assist in training associates in professionalism, customer service and fair housing.
• Oversee daily work for maintenance pools, grounds, service requests, make readies, move-ins and projects.
• Perform routine preventative maintenance and trash pickup daily.
• Record type and cost of maintenance or repair work.
• Maintain SDS/OSHA/EPA logs in shop and office; inventory and maintenance logs.
• Check irrigation systems regularly and manage key log.
• Schedule and complete work orders with 24 hour or less response time.
• Seasonal trash compactor and pool maintenance; various trades like plumbing, carpentry, electrical.
• Fabricate/repair appliances; perform landscaping.
• participate in on-call rotation; perform all other duties as assigned.
