Job summary

Pegasus Residential seeks a seasoned Property Manager to oversee two Class A communities in Savannah—Heron on the Bluff and Osprey on the Bluff. You will drive occupancy, lead a team, and turn around underperforming sites with a proven track record.

This role requires strong leadership, strategic budgeting, and hands-on operational expertise to deliver exceptional service, improve performance, and create referral-worthy experiences while maintaining financial discipline.

Qualifications

• Minimum three years’ experience as a residential Property Manager.
• Supervisory experience including hiring, team training and coaching, and budget management.
• Familiar with the Savannah market and multifamily property practices.
• Strong knowledge of Fair Housing laws and property management software.
• Proven experience improving occupancy and property performance, preferably in underperforming communities.

Responsibilities

• Oversee two Class A communities in Savannah: Heron on the Bluff and Osprey on the Bluff.
• Identify opportunities to improve performance and strengthen the team across both communities.
• Lead, coach, and mentor staff to deliver referral-worthy customer experiences.

Qualifications:

• Minimum of three years’ experience as a residential Property Manager required
• Prior supervisory experience, including hiring, team training and coaching, and budget management
• Familiar with the Savannah market
• Strong working knowledge of multifamily property management practices and processes, including Fair Housing laws and regulations, building and grounds maintenance, resident relations, leasing, rent collection, eviction procedures, accounting principles, property safety, and property management/accounting software
• Strong understanding of property financials and the ability to effectively balance income and expenses to achieve the best overall results
• Proven experience improving occupancy and property performance, preferably in an underperforming community
• Knowledge of OneSite and Ops Technology strongly encouraged
