Job summary

LyvWell Apartments in New York, NY seeks a seasoned Property Manager to supervise daily operations of large multi-site communities, oversee leasing, maintenance, and staff, and drive NOI while preserving property quality.

You will manage budgets, vendor contracts, marketing, approvals of residency, and rent collection, with on-site work every day. Relevant ARM/CPM certifications and 5–7 years in multifamily management are preferred.

Qualifications

• Undergraduate Degree preferred
• High school diploma / GED in General Studies or Associate Degree in General Studies.
• 5-7 years of required Supervisory and Property Management experience within multifamily.
• 5-7 years of preferred experience Multi-site Management.
• Preferred certifications for this position include: Accredited Residential Manager (ARM), Certified Property Manager (CPM), Certified Property Manager (IREM), or Certified Property Manager (CAM).
• Required skills for this position include: fair housing laws, affordable housing programs at select properties, and Microsoft Office Suite.
• Preferred skills for this position include: Yardi, LRO, leadership/supervisory skills, and landlord/tenant knowledge.
• This is a fully on-site position. Candidates must be able to work from our office every scheduled workday; remote or hybrid arrangements are not available for this role.

Responsibilities

• Supervises and coordinates daily operations of large apartment communities, including leasing and maintenance.
• Establishes and coordinates communication between property staff and Corporate Office; conducts performance evaluations.
• Manages on-site software systems and training; prepares budgets and reviews vendor contracts.
• Assists with development and implementation of marketing plans and promotional needs; ensures compliance with affirmative marketing.
• Approves residency, rents, and rents collection; handles delinquent accounts and move-in/move-out processes.
• Conducts move-in and move-out inspections; enforces housing quality standards.
• Maintains knowledge of maintenance programs and coordinates with Engineering on major issues.
