Job summary

LyvWell Apartments is seeking an Area Manager to oversee multiple sites in a dense market, guiding property managers and driving asset performance. You will manage budgets, leasing, maintenance, and compliance to maximize NOI while maintaining service standards.

Requires 8–10 years of general supervisory and property management experience, plus 3–4 years multi-site management. Travel up to 25%. A Bachelor in Property Management is required. Competitive incentives and full benefits are offered.

Qualifications

• 8-10 years of general supervisory and property management experience.
• 3-4 years of specific multi-site management experience.
• Travel up to 25% of the time.
• Bachelor in Property Management required; high school diploma or GED preferred; associate degree in General Studies preferred.

Responsibilities

• Leadership: oversee a team of property managers at multiple sites and ensure high performance and professionalism.
• Financial: lead annual operating budgets, review results, and manage vendor contracts within budget.
• Financial: assist with marketing plans and ensure properties meet marketing goals and affirmative procedures.
• Financial: approve residency applications, collect rents, and manage move-in/out processes.
• Financial: monitor and document move-out inspections, damages, and related charges.
• Customer: engage with prospective residents, quote rents, and drive leasing and occupancy.
• Property: maintain knowledge of maintenance programs, coordinate with Engineering, and ensure housing quality standards; travel as needed.

Education

Undergraduate (Bachelor) Degree in Property Management

High school diploma / GED

Associate Degree in General Studies
