Job summary

Nolan Living seeks an experienced Capital Project Manager for its Midwest portfolio. Based in Kansas City with 50-75% regional travel, you will lead capital improvement and renovation projects from planning through financial closeout, ensuring minimal resident disruption and value enhancement.

You will partner with Operations, Asset Management, and contractors, develop thorough scopes, manage budgets and schedules, and report status to stakeholders.

Qualifications

• 5+ years of project management experience, owner-side preferred.
• Experience managing multiple projects, budgets, schedules across sites.
• Knowledge of construction sequencing, contracts, change management, closeout.
• Strong written and verbal communication; ability to lead meetings and build relationships.

Responsibilities

• Manage full lifecycle of capital projects from site assessment to closeout.
• Develop scopes of work, bid packages, and comparisons to minimize changes.
• Build and maintain project budgets and schedules; monitor variances.
• Lead contractor selection, coordination, and meetings (precon, progress, site walks).
• Identify risks early and propose practical solutions.
• Coordinate work in occupied communities with resident communication and safety focus.
• Provide concise reporting on status, budget, and next steps.
• Maintain complete project documentation (contracts, change orders, permits, closeout).
• Evaluate materials and design decisions balancing cost and long-term asset performance.
• Use Yardi CM or similar tools for reporting and project management.
