Great Lakes Management is seeking a Capital Projects & Construction Manager to oversee planning, construction, renovations, and major improvements across our property portfolio.

You will work with property management, ownership, architects, engineers, contractors, and vendors to ensure projects finish on time, within budget, and per company standards. This role emphasizes proactive planning, rigorous budgeting, and clear communication to residents and teams.

Qualifications

• Bachelor's degree in related field preferred.
• 3+ years of experience in construction or capital projects preferred.
• Experience with commercial, multifamily, or occupied residential properties highly desirable.
• Strong understanding of building systems, construction practices, budgeting and project management.

Responsibilities

• Lead annual and long-term capital planning with scopes, budgets and timelines.
• Manage capital projects from planning through closeout.
• Coordinate with property management to minimize disruptions to residents and staff.
• Review plans with architects, engineers, contractors and vendors.
• Monitor budgets, schedules, contracts, invoices and change orders.
• Participate in new construction site visits, turnover, and readiness.
• Coordinate punch-list inspections and verify corrective work.
• Manage warranty claims and track resolutions.
• Maintain organized documentation including contracts and warranties.
• Provide regular updates to senior management on status, budgets and risks.
