Job summary

Bonaventure Shared Services, LLC is seeking a Project Manager, Capital Projects to lead owner-side renovations across occupied communities. You’ll report to the Director of Capital Projects and coordinate with operations, contractors, and leadership to deliver on time and within budget.

The role requires a minimum of 5 years in construction PM, experience with occupied properties, and strong budgeting, scheduling, and communication skills.

Qualifications

• 5+ years of construction project management experience, including direct multifamily unit renovation experience.
• Experience managing construction in occupied apartment communities.
• Strong knowledge of budgeting, forecasting, scheduling, procurement, job costing, and change-order review.
• Ability to manage multiple projects and deadlines with limited supervision while staying organized and accountable.
• Strong written and verbal communication skills and strategic updates.
• Proficiency with Excel, Outlook, Teams, and construction management systems.
• Bachelor’s degree in construction management, engineering, architecture, real estate, or related field preferred; relevant experience may substitute for a degree.
• Valid driver’s license and reliable transportation for regular travel between properties.

Responsibilities

• Partner with Asset Management to align projects with property and portfolio goals.
• Lead projects end to end from scope and budgeting through construction, turnover, and closeout.
• Develop scopes of work, budgets, schedules, bid packages, procurement strategies, and logistics plans.
• Oversee unit renovation programs and coordinate with operations and contractors.
• Maintain project financials including proposals, contracts, purchase orders, and pay applications.
• Keep project information current with schedules, cost details, and documentation.
• Be present on site with regular visits to monitor progress, safety, and scope compliance.
• Travel for due diligence inspections and property visits as needed.
