Birge & Held seeks an Operations Manager to oversee day-to-day operations across multiple multifamily communities in Columbus, IN. You will lead the on-site Customer Experience Team, manage budgets, and ensure high curb appeal while delivering exceptional resident experiences.

The role reports to the Regional Property Manager and requires at least three years of management experience, with a focus on customer service and financial analysis.

Qualifications

• Minimum of three years of management experience leading a team.
• Two years of customer service experience in multifamily or hospitality preferred.
• Proficiency in property management software (Onesite/Yardi) and CRM tools.
• Strong verbal and written communication skills; professional demeanor in all interactions.

Responsibilities

• Oversee day-to-day operations of multiple apartment communities.
• Lead on-site Customer Experience Team and ensure resident satisfaction.
• Manage budgets and drive financial performance to meet KPIs.
• Coordinate repairs and upgrades to maintain property standards and curb appeal.
• Ensure compliance with housing laws and company policies.
