Job summary

Birge & Held is seeking an Operations Manager to lead day-to-day operations at multiple Columbus, IN apartment communities. You will supervise the on-site Customer Experience Team, drive resident satisfaction, and partner with central teams to maximize property value through efficient operations.

The role emphasizes budget control, compliance, and strong leadership with a focus on customer service and continuous improvement. Strong PMS and CRM skills are required.

Qualifications

• Demonstrated passion for customer service.
• Strong interpersonal and communication skills.
• Minimum of three (3) years of management experience leading a team.
• Two (2) years in customer service within multifamily/hospitality preferred.
• Ability to read and analyze property financial reports.
• Proficiency with property management software and CRM tools.

Responsibilities

• Oversee day-to-day operations of multiple apartment communities.
• Lead on-site Customer Experience Team and improve resident satisfaction.
• Manage budgeting, costs, and financial metrics to meet company standards.
• Coordinate repairs and upgrades for property enhancements.
• Ensure eviction processes follow policy and compliance.
• Collaborate with central operations and marketing for occupancy goals.
• Monitor resident feedback and implement improvements.
